Delhi NCR lies in Seismic Zone IV — the second-highest seismic risk category in India's code framework. Buildings here must be designed for significant ground shaking, yet seismic safety is still widely misunderstood as something you can "add" at the end. It cannot. It is decided by the earliest structural choices.
Earthquakes don't kill — buildings do
Ground shaking itself is rarely dangerous. What matters is how a building absorbs and dissipates the energy the ground feeds into it. Modern codes (IS 1893 and IS 13920) are built around one idea: a structure should bend before it breaks, deforming in a controlled, ductile way instead of failing suddenly.
The decisions that matter most
- Configuration. Simple, symmetric plans behave predictably. Re-entrant corners, floating columns and soft storeys — parking levels with no infill walls — are the classic culprits in earthquake damage.
- Ductile detailing. Closely spaced stirrups in columns, proper anchorage of beam bars, confinement at joints. Invisible in the finished building, decisive in an earthquake.
- A defined load path. Every kilogram of the building must have an uninterrupted route to the foundations. Renovations that cut columns or remove walls quietly sever these paths.
- The soil beneath. Site response can amplify shaking several-fold. Foundation design in Zone IV starts with honest geotechnical investigation.
What about existing buildings?
Older buildings designed to earlier codes can often be retrofitted — concrete jacketing, steel bracing and shear walls are proven, economical techniques. A seismic evaluation tells you where a building stands and what an upgrade would involve; it is the single most useful step an owner of an older structure can take.
Seismic safety is not a product you buy. It is a discipline applied consistently from the first framing sketch to the last site inspection.
